"But I have a new home".
I have heard this from several clients when performing new home phase inspections or 1 year
warranty inspections. They are often surprised when they receive their inspection reports with items
that require repair. The truth is, I have found openings in roofs that can allow water to enter the
property, safety issues involving electrical and gas systems. The statistics below are from the second
quarter 2008 publication from the Texas Residential Construction Commission. As you can see, there
are a lot of issues that have been reported, and determined to be defects requiring repairs. How
many havent been repaired or reported because the homeowners elected to not get an inspection?
