For Home Sellers expecting a home buyers inspection.
- The inspection process is regulated by the Texas Real Estate Commission.
The inspector's client is the buyer. The seller should allow the inspector and the buyer to go through the inspection without interruption. The Inspector cannot disclose inspection results or client information without prior approval from the client. Inspectors, at their discretion, may disclose observed immediate safety hazards to occupants exposed to such hazards when fe asible. The Inspection Report is property of the client. You will not receive a copy of the Inspection Report upon completion of the inspection.
- Please place personal items in drawers or storage containers so they don't interfere with
the inspection. The inspector will look inside of all fixed storage areas. This includes cabinetry and drawers that are not part of movable furniture.
- The inspection will include evaluation of your built in kitchen appliances. Ovens, stove
tops, dishwashers, garbage disposals, and trash compactors will need to be operated to confirm they are in good working order. Also the air conditioning and heating system will need to be operated. In addition, windows will be required to be operated and all plumbing fixtures need to be checked
- Every room of the home will need to be entered for inspection.
- Trying to hide known problems by placing large pieces of furniture front of them or
performing “patch” remodeling to cover them up has frequently resulted in litigation between buyers and sellers. If you have any questions about disclosure, you should contact your real estate professional.
- I will be taking photographs throughout the inspection for my clients report. The
photographs are used for specific areas of interest relating to inspection and home construction. Every attempt is made to limit the photographs to the area of interest only.
